Luxury New Development — Volosko, Opatija

Why is this a rare opportunity?
If you're familiar with the area, you may notice that the price per square meter is the same or lower than surrounding older properties... which would require an additional investment of €1,000 - €1,500 per square meter for proper renovation to achieve similar comfort to a new development — totaling €100,000 - €150,000!
Currently, the price per square meter, depending on the apartment, is around €6,000/m². This is an excellent price for Volosko/Opatija.
One apartment has already been sold even though only the foundations have been laid. As with every new development, prices adjust after every 2-3 apartments sold — a standard market practice that rewards early buyers. Hypothetically, with an increase of €300/m² on 120m², that's savings of €36,000!

Volosko and Opatija Today
Luminaries came here for several reasons: the microclimate, the view, and the tranquility that cannot be found elsewhere. Judging by the number of artistic works and important meetings that took place here, this is perhaps the best place for inspiration and rest in Croatia.
Today you can walk through Volosko and Opatija following in the same footsteps as Emperor Franz Joseph or Franz Kafka. Sit for coffee on the waterfront. Dine at one of 8 nearby Michelin restaurants. Admire the Japanese camellias that bloom in winter in front of Villa Angiolina. Swim at the beach just 300m from your luxury residence.
About the Project
Where ancient Romans built their rustic villas, today only 7 residences are rising — and perhaps one is yours.
Austro-Hungarian Emperor Franz Joseph I walked along the sea of Volosko and Opatija in 1894 before meetings with the German Emperor. He probably liked Opatija because he returned in 1904 and met with Swedish King Oscar II and Queen Sophia, who stayed for several months.
History
History Beginning with Rome
Two millennia ago, Romans built villas and enjoyed the same beaches as today's residents.
One millennium ago, Benedictine monks established the influential monastery of St. James (Sancti Jacobi de Abbatia). The Latin word "abbatia" (abbey) refers to a monastery headed by an abbot, and thus it received its name.
Renaissance of Opatija
After a brief rule by Venice and Napoleon, it fell under Austro-Hungarian control. Then began the true growth of Opatija.
- Villa Angiolina (1844) - Rijeka merchant Iginio Scarpa built a villa named after his late wife. Villa construction and tourism began.
- Dr. Julius Lott (1882) - Viennese physician published a study on the climatic and health benefits of Opatija, which the Emperor endorsed.
- 1956 - The sculpture "Girl with a Seagull" was erected on the Lungomare promenade.
